How to book
1. Please make an inquiry on our website (exact indications concerning dates and number of persons are important). The rent can already be calculated on the website.
2. Important: Your inquiry is not binding!
3. Within 12 hours we verify the availability and send you a correspondent confirmation or an alternative offer. Then you can decide whether you want to book the requested accommodation.
4. In case you want to book, you have to pay the required advance payment within the indicated period (usually 3 working days). We accept bank transfer, PayPal and credit cards.
5. Once we receive your prepayment, we will send you a binding booking confirmation with the exact address of your accommodation and the contact details of your landlord.
6. The rest payment usually has to be paid upon arrival in cash to the landlord. Yet our booking confirmation will inform you in detail about this.
Important: If you don't pay the advance, your inquiry expires automatically. In this case there are absolutely no costs for you.

Tuscany is known and loved because of its magnificent landscape, the smooth hills covered with silver shinning olive groves and wine yards, its medieval art towns, which are enchanting visitors from all over the world, also the extraordinary kitchen, famous wine and olive oil.
This very beautiful and carefully restored “rustico”, equipped with a nice swimming pool set in the earth (4,75m x 8m, deep 1,20m), lies at the border of the village of S. Ginese, amidst the “campagna” with splendid views on the surrounding hills – an ideal spot to discover this nice area. Holidays in a dreamlike ambiance, relaxing dinners in the outdoor, walks in the near nature, discovery trips to villages or medieval towns with spectacular views, stays at the sea, on the coast of the Versilia, this all and much more is waiting for you.
Ground floor: big living-dining room with couch and upholstered furniture, TV-Sat, radio, fireplace, 1 bathroom with shower, wc, bidet, washing machine, kitchen with stove, oven, microwave, fridge/freezer, dishwasher, stone-stairs to the 1st floor: 1 double bedroom, 1 bedroom with 2 single beds (it can become a double bedroom), 1 passing room (without doors) with a canopy bed, 1 bathroom with tub/shower, wc, bidet. From the room with a canopy bed wooden-stairs to the 2nd floor: attic with 1 double bed (this room has a sliding door).
Very tasteful and well cared furnishings, modern and antique. Inviting bright rooms because of big windows, some walls with visible stones, beamed ceilings, terracotta tiled floors. Air condition only in the living room and in the attic.
The holiday home disposes of a approx. 800 sqm sized garden equipped with a “gazebo”, table and chairs, sun-umbrella and stone oven for your outdoor life.
Parking in front of the house.
Air condition included in the rate. Free Internet access. Please, note that the house is located on the countryside, in a rural area, where it may be possible to find loose animals (like cats) or to hear dogs barking.
