This beautiful cottage is located in the little village of Lappato, 14 Km east of Lucca, within a typical Tuscan landscape. Surrounded by extensive lands of 12.000 sqm, partly kept as garden partly kept as woods, the cottage offers lovely views  onto the smooth hills and the quaint little hilltop villages of Tofori and S. Gennaro.

The location guarantees its guests peace and top privacy, though the property is also conveniently connected to Lucca town centre and to the coast by means of the motorway (10 min. by car). Besides, the basic services like grocery, post-office, bank, pharmacy, restaurant etc. are all located within short distance from the house (roughly 1 Km).

The property provides high standard accommodation inspired by a new idea of holidays on the countryside, where local tradition and its materials (exposed beams, wrought iron, terracotta tiled floors, stone walls etc.) are blended with modern technology.

The property offers Internet Wi-Fi connection, air-conditioning, fully appointed kitchen, completely fenced garden with electrical gate and a beautiful in-ground pool with salted and heated water (12 x 6, 1,40 m) with sun-lounges and sun- umbrellas. From the kitchen a door with exit straight onto the garden and a second door with exit onto a terrace equipped with table and chairs, sun umbrella for dining al fresco with lovely views onto the house owned vineyards. On the ground floor the ceilings have beamed ceilings and terracotta-tiled floors. Between the kitchen and the living room there is a laundry room with washing machine, sink, iron and ironing board. The night area has parquet tiled floors and comprises: 1 double bedroom with closet and window-door with exit onto a terrace, 1 bathroom with bathtub/shower, wc and bidet, 1 twin bedroom with single beds.

On the 1st floor: 1 large bathroom with bathtub and shower, large wardrobe room, 1 large double bedroom with exit window-door, and lovely views onto the hills.
The basement floor is used by the caretaker and has its private entrance on the back, The caretaker has no access to garden and pool (except for maintenance work which is carried out from 6.30 to 8.00 pm).

Guests will have the possibility of having vegetables from the garden and fresh eggs for free.

There is also the possibility of renting the basement floor having available altogether 230 sqm. This way the house may sleep up to 9+2 people. The basement comprises: large modern kitchen with central island stove with 4 burning plates, oven, microwave, dish-washer, fridge/freezer, dining table, exit onto a terrace equipped with table and chairs, living room with sofa and fire-place, 1 bedroom with 1 French-sized bed (120 cm), 1 double bedroom with exit outside, 1 bathroom with bathtub, wc and bidet. In case of a rental, the caretaker will leave the lower floor.
